i) The Cottage is available for a maximum of six guests.

ii) A non refundable deposit of 25% of the total rental is required to book. This is payable at the time of reservation. The full balance is payable two weeks prior to rental period. If a reservation is cancelled after this no refund will be payable and the full amount is forfeited.

iii) If for any reason beyond our control the Cottage is unable to be occupied a full refund will be paid to the hirer. The hirer will have no further against the owner or his Agent.

iv) Bookings are normally for a full week Friday 4pm until Friday 10am. Guests must vacate the cottage by 10am on the day of departure.

v) Smoking is not permitted anywhere inside the Cottage.

vi) Bedding and towels are included within the price along with use of gas and electricity. Bedding and towels will be changed once a week together with cleaning for stays longer than one weeks duration.

vii) All members of the Hirer’s party must leave the property in the same condition as found at the commencement of hire; keep the Cottage secure at all times and not cause nuisance or disturbance to neighbours or adjoining proprietors.

viii) Guests must advise the owner immediately of any breakages or damage to property. The Hirer will be responsible for the costs of replacing breakages or damage caused by guests.

ix) Use of the property is at the Hirer’s own risk. No liability shall rest with the owner of his agents for injury to guests or for loss or damage to personal property. We regret that pets are not permitted.

xi) The owner retains the right to demand any guests to immediately vacate the Cottage should any of the above conditions be breached.

xii) By completing the reservation and making a booking you accept the above terms and conditions and must ensure that all members of your party comply with them.
